Developer Hines continues to expand their multifamily portfolio since creating the division in 2011. The Rosslyn at Garden Oaks is all about location, location, location. Located on the northern edge of the Houston Heights, this 4-story wrap apartment community takes full advantage of its highly walkable location. The Rosslyn caters to residents looking for affordable luxury in a community setting. PRISM developed several marketing renderings to give prospective residents a sense of the overall vibe, the curated amenity offerings, and the attention to detail.
The Rosslyn will have 384 units, ranging from 1-3 bedrooms, plus a 7-story parking garage to accommodate 556 vehicles. The overall development has a dense, urban look that reflects the surrounding area. Two large courtyards feature a resort-style pool, private cabanas, and grilling areas, all surrounded by lush landscaping and plenty of green space for outdoor games. Indoor amenities include a fitness center with a yoga and spin studio, a club room, a sports lounge, resident co-working spaces, and a pet spa. Resident units feature custom kitchen and bath cabinetry, 10’ ceilings, floor-to-ceiling windows, gas stoves, full-size washers and dryers, and electronic entry locks.
Within blocks of The Rosslyn, residents have multiple options for local restaurants, coffee shops, boutiques, and nightlife spots. The development name references the site’s history; Rosslyn was the original name of 34th Street, where the apartment is located. Hines brought in private equity firm Iron Point Partners as their investment partner. Hines’ boutique property management firm Willowick Residential will manage The Rosslyn; opening is expected early in 2023.
