Texas-Mexico Trade Momentum

The CCIM Houston/Gulf Coast Chapter May luncheon featured Philip T. Fitzgerald of 7 Bridges Capital Partners on "Industrial Real Estate & Latin American Trade," and our own Jing was in attendance. One standout stat: Texas now leads the nation in total trade volume with Mexico at approximately $285 billion, nearly three times California's $98.5 billion.

Mexico has become the United States' largest trading partner, and the long-term impact on Texas industrial development is significant. Cross-border trade, nearshoring, manufacturing growth, and logistics infrastructure continue to reshape the industrial real estate market across the state. A few highlights from the presentation:

These trends hit close to home. During PRISM's first decade, we completed a handful of industrial projects. Today, industrial has become one of our top market sectors, and we have expanded further into the oil and gas industry as well.
