Houston’s Canal St. School Reimagined
In the heart of Houston's East End, where historic character and new development continue to converge, a familiar structure is entering a new chapter. At the intersection of Canal and Navigation and the gateway to the East River district, 2311 Canal St. is being reimagined by The Deal Company as a mixed-use destination rooted in the neighborhood's past and built for its future.
Originally constructed as the Anson Jones Elementary School in the mid-century era, the building was designed with permanence in mind, qualities that now provide a strong foundation for its next life. Rather than making way for new construction, DealCo is pursuing a full adaptive reuse strategy, restoring and reactivating the structure as a long-term community asset, with a nod to its architectural heritage alongside the functionality today's tenants expect.
The redevelopment will introduce nearly 60,000 square feet of total program space: approximately 26,000+ square feet of ground-level retail and 30,000 square feet of loft-style office across the second and third floors. LH2 Architecture is serving as the project architect, and PRISM produced exterior renderings to support early marketing and pre-leasing efforts.
Jon Deal, Founder of The Deal Company, is candid about what these projects require. Adaptive reuse of historic structures is rarely the path of least resistance. The financial calculus is complex, the regulatory hurdles are real, and the unknowns behind walls and beneath floors are simply part of the process. Most developers walk away. DealCo walks in.
“There is nothing easy about these undertakings,” Deal has noted, but the end result has always been the focus from day one. The company completed its acquisition of 2311 Canal within the past 30 days and has already commenced selective demolition to expose the original building core. Planning and construction drawings are underway, with shell space delivery targeted for Q4 2026.
The project lands in a district that has earned its momentum. Houston's East End has become one of the city's most dynamic corridors, where industrial grit meets creative energy, where breweries and chef-driven restaurants anchor neighborhoods drawing entrepreneurs, residents, and investors alike. For DealCo, 2311 Canal is one more building that deserved a better ending than demolition, and in giving it one, they are adding something to the community that will be a landmark for generations to come.
