CEO Danny Signorelli, a life-long resident of Montgomery County, noticed the opportunity and need for quality development north of Kingwood. In 1999, the vision to create a vibrant mixed-use community was born when the Signorelli Company acquired the first of eight parcels, creating what we now know as Valley Ranch. Valley Ranch has become a highly desirable location for residents and businesses alike. When PRISM started working with the Signorelli Company in 2014, the first round of renderings helped them to kick off their marketing campaign to start the commercial projects once the single-family component of the master-planned community was well underway. Our most recent work together has been updating renderings for the Entertainment District, Commerce District, Medical District, and Valley Ranch Marketplace
. PRISM also worked on renderings for the last Valley Ranch Town Center Anchor opportunity.
Located at the high growth and highly visible intersection of the Grand Parkway and Interstate 69 North, Valley Ranch is comprised of six walkable districts, interconnected by over 240-acres of greenspace, lakes and linear parks. Valley Ranch Town Center offers 1M square-feet of super-regional and grocery-anchored retail and multi-family opportunities. The Residential District includes nearly 2,000 single-family homes, over 700 multi-family units and neighborhood retail surrounded by key civic components. The new 60-acre Entertainment District will be built around a large outdoor pedestrian plaza and feature a 16,000-seat amphitheater, retail, office, hospitality, multi-family and dining options. The Commerce District is planned to be anchored by Class-A office space and include a convention center, full service hotel with walkable ground floor retail opportunities. The Medical District fills a critical shortage of healthcare services for Montgomery County and is designed to have an acute care hospital facility, medical office buildings, along with various dining and retail pads. The Marketplace will round out Valley Ranch with 1.5M square feet of mixed-use space. When construction started at Valley Ranch, the Montgomery County population was 455,746. Today it is just over 630k and estimated to be 1.2 million by 2030. “Valley Ranch Town Center is significant for this Interstate 69 corridor, particularly for Montgomery County and the residents who live here from Kingwood extending north, and with the expansion of the Grand Parkway, the reach goes even further east and west. The reality of putting over 1.5 million square feet of retail and mixed-use services here is that it will impact everybody from the county to the local New Caney Independent School District, because it will push hundreds of millions of dollars into the tax base.
